Assisted Community Maritime Park Associates, a non-profit developer, in acquisition and predevelopment of a 30 acre site on downtown waterfront for waterfront park, multi-use ballpark, maritime museum, and over 300,000 SF of private mixed-use development. Assisted in preparing successful proposal in response to City RFP, development programming, evaluating site capacity (including Florida Development of Regional Impact), market and financial feasibility, supportable land value, real estate taxes and TIF revenues, and negotiating master lease and development agreement requiring $40 million of public financing.  Subsequently assisted City of Pensacola and CMPA in negotiating master lease and development agreement between CMPA and private developer to implement the project.



Paragon Mills, Commercial/Industrial/Mixed-Use Development, Providence, RI - Assisting Olneyville Housing Corporation, a community development corporation, in acquisition and redevelopment of 120,000 SF mill complex for office, industrial, residential, and artist live-work space. Negotiated purchase and sale agreement for acquisition and providing ongoing assistance in exploration and management of market, financial, design, and aspects of project and in structuring of financing integrating federal and state historic tax credits and New Markets Tax Credits.


Battery Wharf, Boston, MA - On behalf of developer, F.D. Rich Company, analyzed development potential and managed pre-construction phase of development for proposed $130 million, 400,000 SF mixed-use residential/commercial project on Boston harbor. Performed market and financial analyses, scheduling, team assemblage, exploration and strategies for development programming, marketing and approvals process, preparation of financing package, exploration of financial joint venture structures and coordination of preliminary design and environmental planning.



Miracle Theater Performing Arts Center Acquisition, Coral Gables, FL - Represented City in negotiating acquisition of the Miracle Theater for redevelment as performing arts center. Formulated and evaluated alternate acquisition structures, including long term lease, installment sale, and sale with seller financing, and formulated financing plan to fund City acquisition.*


Konover/I-95 Development, Fort Lauderdale, FL - Assisted City of Fort Lauderdale in evaluating and implementing the assemblage and disposition of 18 acre redevelopment area. Services included cost-benefit analysis of public land assemblage, including detailed estimates of City tax and fee revenues, strategic planning, RFP preparation, proposal evaluation, and negotiation assistance for proposed $75 million, 420,000 SF office park development.

Office Development/Acquisition/Leasing Evaluation and Strategic Planning, Boston Suburbs, MA - On behalf of private investor/corporate user, evaluated alternatives for providing approx. 40,000 SF corporate office. Provided market and financial evaluation of leasing, building acquisition and new development, integrating financing and tax implications, and implementation strategies. Assisted in selecting and coordinating realtor and architect and evaluating specific opportunities.

CDC-Sponsored Mixed-Use Development, East Boston, MA - Provided NOAH (Neighborhood of Affordable Housing) with highest and best use/feasibility evaluation, financing exploration, and strategy formulation for property acquisition, development, and financing of a proposed 25,000 SF mixed-use retail and office project in the Maverick Square neighborhood of East Boston.
