65 Bay Street Brownfield Office/Industrial Development, Boston, MA - On behalf of Dorchester Bay Economic Development Corporation provided a broad range of financing, transaction, and development management services for redevelopment of 5 acre brownfield site in inner city neighborhood of Boston for $14 million, 80,000 SF office/industrial project. Assessed market potentials and feasibility, formulated development strategies, participated in marketing overtures to potential users, structured public and private debt and equity financing integrating seven lenders and numerous other funding sources, negotiated lease and sale option with build-to-suit tenant, advised on assembling project team, community and public approvals, and aspects of construction.

 

 

Paragon Mills, Commercial/Industrial/Mixed-Use Development, Providence, RI - Assisting Olneyville Housing Corporation, a community development corporation, in acquisition and redevelopment of 120,000 SF mill complex for office, industrial, residential, and artist live-work space. Negotiated purchase and sale agreement for acquisition and providing ongoing assistance in exploration and management of market, financial, design, and aspects of project and in structuring of financing integrating federal and state historic tax credits and New Markets Tax Credits.

 

Community Maritime Park, Pensacola, FL - Assisted Community Maritime Park Associates, a non-profit developer comprising prominent business and civic leaders, in acquisition and predevelopment of a 30 acre site on downtown waterfront for waterfront park, multi-use ballpark, maritime museum, and over 300,000 SF of private mixed-use development. Assisted in preparing successful proposal in response to City RFP, development programming, evaluating site capacity (including Florida Development of Regional Impact), market and financial feasibility, supportable land value, real estate taxes and TIF revenues, and negotiating master lease and development agreement including $40 million of public financing. Subsequently, engaged by City of Pensacola to assist City and CMPA in negotiating master lease and development agreement between CMPA and private developer to implement the project by means of construction of public improvements and long term staged disposition and development of private project components.

 

 

Battery Wharf, Boston, MA - On behalf of developer, F.D. Rich Company, analyzed development potential and managed pre-construction phase of development for proposed $130 million, 400,000 SF mixed-use residential/commercial project on Boston harbor. Performed market and financial analyses, scheduling, team assemblage, exploration and strategies for development programming, marketing and approvals process, preparation of financing package, exploration of financial joint venture structures and coordination of preliminary design and environmental planning.

 

 

Motor Mart Garage Retail/Restaurant Redevelopment, Boston, MA - Provided strategic and implementation assistance to property owner for +40,000 SF retail component of downtown Boston property. Analyzed potentials and formulated releasing and redevelopment strategy. Provided assistance in assembling leasing agent, architect, and contractor and assisted in lease negotiations. Retail component was redeveloped with restaurant theme anchored by Legal Seafood and Maggione's.

 

Office Development/Acquisition/Leasing Evaluation and Strategic Planning, Boston Suburbs, MA - On behalf of private investor/corporate user, evaluated alternatives for providing approx. 40,000 SF corporate office. Provided market and financial evaluation of leasing, building acquisition and new development, integrating financing and tax implications, and implementation strategies. Assisted in selecting and coordinating realtor and architect and evaluating specific opportunities.


Food Processing Industrial Project, Dorchester/Boston, MA - On behalf of Dorchester Bay Economic Development Corporation, negotiated and structured conceptual agreements with food processing company and public and non-profit financing sources and provided other development coordination services for proposed redevelopment of a derelict 22,0000 SF building in an inner city neighborhood of Boston.
