Development, Boston, MA - On behalf of Dorchester Bay Economic
Development Corporation provided a broad range of financing, transaction,
and development management services for redevelopment of 5 acre brownfield
site in inner city neighborhood of Boston for $14 million, 80,000
SF office/industrial project. Assessed market potentials and feasibility,
formulated development strategies, participated in marketing overtures
to potential users, structured public and private debt and equity
financing integrating seven lenders and numerous other funding sources,
negotiated lease and sale option with build-to-suit tenant, advised
on assembling project team, community and public approvals, and aspects
of construction.

Paragon Mills, Commercial/Industrial/Mixed-Use
Development, Providence, RI - Assisting Olneyville Housing
Corporation, a community development corporation, in acquisition
and redevelopment of 120,000 SF mill complex for office, industrial,
residential, and artist live-work space. Negotiated purchase and
sale agreement for acquisition and providing ongoing assistance
in exploration and management of market, financial, design, and
aspects of project and in structuring of financing integrating federal
and state historic tax credits and New Markets Tax Credits.

Community Maritime Park, Pensacola, FL
- Assisted Community Maritime Park Associates, a non-profit developer comprising prominent business and civic leaders, in acquisition and predevelopment of a 30 acre site on downtown waterfront for waterfront park, multi-use ballpark, maritime museum, and over 300,000 SF of private mixed-use development. Assisted in preparing successful proposal in response to City RFP, development programming, evaluating site capacity (including Florida Development of Regional Impact), market and financial feasibility, supportable land value, real estate taxes and TIF revenues, and negotiating master lease and development agreement including $40 million of public financing. Subsequently, engaged by City of Pensacola to assist City and CMPA in negotiating master lease and development agreement between CMPA and private developer to implement the project by means of construction of public improvements and long term staged disposition and development of private project components.

Key West Steam Plant Redevelopment, Key
West, FL - On behalf of utility company, Keys Energy Services,
formulated disposition strategy and RFP for 90,000 SF surplus power
plant. Evaluated proposals and assisted in negotiating lease and
development agreement for mixed-use project with cinema complex,
retail, residential, and office components. After that proposal
proved not to be viable, assisted in negotiating lease and development
agreement for $20+ million, 57-unit luxury market rate and affordable
residential project.
Urban Residential Mixed-Use Project, Boston,
MA - On behalf of property owner/developer (joint venture
of Boston Community Development Corporation and private developer),
evaluated market and financial potential and formulated strategies
for programming and other elements of development for proposed 300
unit high-rise residential project with retail and office in fringe
Roxbury/South End location.
Charles Street Jail Redevelopment, Boston,
MA - On behalf of Partners Healthcare, assisted in exploring
market and development potentials, institution-related program options,
and strategies for development for major hospital-owned urban property
to accommodate over 500,000 SF of mixed-use residential, hotel, office,
retail and/or other development at the MassGeneral Hospital campus
in Boston.
South Avenue/Middlesex Garage Parking/Mixed-Use
Development Strategy, Natick, MA - On behalf of Natick Center
Associates and Town evaluated feasibility and financing strategies
for over 500 structured spaces of public parking integrated with mixed-use
redevelopment of key publicly owned sites, including approximately
100 residential units.
Town Center Property Redevelopment, Natick,
MA - On behalf of Natick Center Associates and two property
owners, evaluated potential and formulated strategies for redevelopment
of existing buildings and land for housing, office and retail.
Smart Growth Town Center Mixed-Use Development,
Bedford, MA - On behalf of Citizen's Housing and Planning
Association, assisted town and private developer in evaluating development
potentials and strategizing 25,000 SF mixed-use retail, residential,
office project to achieve optimum balance of developer's financial
objectives and town's planning objectives.
Miami Performing Arts Center Parking Development,
Miami, FL - Assisted Miami Downtown Development Authority,
Performing Arts Center, Miami-Dade School Board and other property
owners and stakeholders in evaluating and formulating strategies for
development of 1,500 parking spaces to serve the Performing Arts Center
and School Board by means of property disposition, public-private
joint-development and other means.

DC - Provided strategic and transaction structuring guidance

CDC in partnership negotiations with private developer and assisted

Coral Gables, FL - Represented City in negotiating acquisition
of the Miracle Theater for redevelment as performing arts center.
Formulated and evaluated alternate acquisition structures, including
long term lease, installment sale, and sale with seller financing,
and formulated financing plan to fund City acquisition.*
Food Processing Industrial Project, Dorchester/Boston,
MA - On behalf of Dorchester Bay Economic Development Corporation,
negotiated and structured conceptual agreements with food processing
company and public and non-profit financing sources and provided
other development coordination services for proposed redevelopment
of a derelict 22,0000 SF building in an inner city neighborhood
of Boston.
CDC-Sponsored Mixed-Use Development,
East Boston, MA - Provided NOAH (Neighborhood of Affordable
Housing) with highest and best use/feasibility evaluation, financing
exploration, and strategy formulation for property acquisition,
development, and financing of a proposed 25,000 SF mixed-use retail
and office project in the Maverick Square neighborhood of East Boston.

Dorchester, MA - for Codman Square Neighborhood Development
Corporation, evaluated market potential and development feasibility
of proposed business service center and professional office suites
acquisition/development.

Analysis, Roxbury, MA - On behalf of Urban Edge Housing
Corporation, conducted market analysis of proposed investment in
athletic shoe store franchise for pioneering retail location. Integrated
diverse data sources to estimate magnitude of business sector, consumer
expenditure patterns of inner city residents, and competitive retail
environment, culminating in estimates of expenditure potential,
