Dorchester Bay Economic Development Corporation provided a broad
range of financing, transaction, and development management services
for redevelopment of 5 acre brownfield site in inner city neighborhood
of Boston for $14 million, 80,000 SF office/industrial project.
Assessed market potentials and feasibility, formulated development
strategies, participated in marketing overtures to potential users,
structured public and private debt and equity financing integrating
seven lenders and numerous other funding sources, negotiated lease
and sale option with build-to-suit tenant, advised on assembling
project team, community and public approvals, and aspects of construction.

Paragon Mills, Commercial/Industrial/Mixed-Use
Development, Providence, RI - Assisting Olneyville Housing
Corporation, a community development corporation, in acquisition
and redevelopment of 120,000 SF mill complex for office, industrial,
residential, and artist live-work space. Negotiated purchase and
sale agreement for acquisition and providing ongoing assistance
in exploration and management of market, financial, design, and
aspects of project and in structuring of financing integrating federal
and state historic tax credits and New Markets Tax Credits.

Telecom City / River's Edge, Malden, Medford
and Everett, MA - Evaluated market potential and formulated
preliminary development strategies and, then, assisted Mystic Valley
Development Commission, a consortium of three municipalities, in
soliciting and evaluating proposals, and negotiating and structuring
land disposition and development agreements with selected master
developer for redevelopment of 30 acre riverfront brownfield area
for approximately 700,000 SF of high tech office, R&D and residential
and 7 acre public park.
Medford Square Redevelopment Strategy, Medford,
MA - In collaboration with multi-disciplinary team, assisted
city in evaluating and formulating market, programming, financing,
and implementation strategies to capitalize upon redevelopment potential
of surface parking lots for residential, mixed-use development including
more than 200 units with approximately 500 space public parking deck.

Sewall School and Town Garage, Brookline,
MA - On behalf of Town and working group of community interests,
evaluated market and development potentials and fiscal and economic
impacts and assisted in formulating development and disposition strategies
for 2.5 acre site occupied by Sewall School and Town Garage for approximately
60,000 SF of private development (new and rehab) of residential, senior
housing, office, medical office, retail and other uses, geared to
achieving a balance of financial and other community objectives. Assisted
Town in RFP preparation, culminating in disposition and development
of Kendal Crescent, a mixed-use project including 31 residential units.
Natick Armory Redevelopment, Natick, MA
- Assisted Town in evaluating potential and formulating development
strategies for 5-acre town-owned site and state-owned armory for $40
million, 100 - 150 residential units, senior center and other uses.
Town Center Property Redevelopment, Natick,
MA - On behalf of Natick Center Associates and two property
owners, evaluated potential and formulated strategies for redevelopment
of existing buildings and land for housing, office and retail.
Assembly Square Redevelopment Potentials,
Somerville, MA - On behalf of the City, evaluated market
and development potentials for alternate forms of commercial development
- retail, office, R&D, light manufacturing, and hotel, for 150
acre Assembly Square area (an underutilized, brownfield site) and
other large-scale redevelopment areas of City, culminating in recommended
development strategies, including staged increases in density of development
corresponding to long term rail infrastructure improvements.
Watertown Arsenal (Army Materials Laboratory)
Redevelopment Strategy, Watertown, MA - As part of a multidisciplinary
team, provided market and economic feasibility and economic/fiscal
impact analysis for alternate reuses including office, R&D, industrial,residential
and hotel; participated in development strategy formulation and public
participation process for mixed-use redevelopment of 30+ acre urban
site containing 300,000 SF of historic buildings.*

Boston, MA - For Greater Boston Chamber of Commerce and task
force comprising property owners, developers and community interests,
assessed market potentials and feasibility of potential mixed-use
development in City's adult entertainment district under alternate
programmatic, phasing, and zoning scenarios, resulting in recommended
policy guidelines, development strategies, and programmatic and design
vision for million+ SF mixed-use residential/office/retail/entertainment
development incorporating new and historic older structures to act

Konover/I-95 Development, Fort Lauderdale,
FL - Assisted City of Fort Lauderdale in evaluating and implementing
the assemblage and disposition of 18 acre redevelopment area. Services
included cost-benefit analysis of public land assemblage, including
detailed estimates of City tax and fee revenues, strategic planning,
RFP preparation, proposal evaluation, and negotiation assistance for
proposed $75 million, 420,000 SF office park development.
Downtown Convention Hotel, Mixed-Use
Development, Albuquerque, NM - Assisted City in strategizing
convention center expansion and related hotel and mixed-use downtown
development. Provided assistance in developer solicitation, proposal
evaluation, and structuring of public financing for +$80 million
mixed-use project including 400-room flagship hotel and major office/retail

City Hall Area Redevelopment Evaluation
and Strategy, Fort Lauderdale, FL - On behalf of City,
formulated strategies for relocation and redevelopment of City Hall
along with consolidation of other City administrative facilities
in new building, with disposition and redevelopment of City Hall
site and other City-owned sites for other public and private uses
to facilitate redevelopment of underutilized multi-block area of
downtown; evaluated financial costs and benefits of strategy relative
compared with renovation of existing City Hall.

Project, Delray Beach, FL - Assisted Community Redevelopment
Agency in evaluating and strategizing proposed $20 million specialty
retail, mixed-use project. Assistance included market and feasibility
analysis for retail, office, and residential use, programming, tax
increment financing analysis, and strategies for site assemblage,
marketing/disposition and public financing.*

Strategy, Bangor, ME - On behalf of City and private land
owner, Guilford Transportation, evaluated market potentials and
feasibility for hotel, residential, office, retail, restaurant and
